Planning

Should you remodel or move?

By Post Oak RemodelingUpdated 5 min read

Short answer: Remodel if you love your location, the lot can fit what you need and the cost stays reasonable for the neighborhood. Move if you need a different location or school, or the house can’t be adapted. In Texas, staying also keeps your homestead appraisal cap: a home you buy is appraised at full market value, while your current homestead’s taxable value generally can’t rise more than 10% a year, aside from new improvements.

Questions that decide it

  • Do you like the neighborhood, schools and commute?
  • Can the lot fit an addition, given setbacks, deed restrictions and floodplain rules?
  • Would the remodel push your home far above nearby home values?
  • Can you live through the work, or would you need to move out temporarily?

Common questions

Is it cheaper to remodel or buy a bigger house in Houston?

It depends on the project and the market, but remodeling avoids transaction costs and keeps your homestead appraisal cap and mortgage rate. Price both before deciding.

Will a remodel raise my property taxes?

New improvements, such as an addition, are added to your appraised value outside the 10% homestead cap. Repairs and maintenance aren’t.
