Garage conversions in Houston

The fastest way to add a room without adding on. We turn attached and detached garages into bedrooms, offices, gyms and in-law suites that feel like part of the house, not a garage with carpet.

Quick answer: A garage conversion in Houston usually costs $25,000–$45,000 for a finished room and $45,000–$85,000 with a full bathroom, and most take 4–8 weeks of construction after the permit. Before design we check three things: your deed restrictions, whether you still meet parking rules, and whether the garage slab sits below the flood elevation your lot requires.

What’s included

  • Check of deed restrictions, HOA rules, parking and floodplain
  • Drawings and City of Houston building permit
  • Raised, leveled and insulated floor over the sloped garage slab
  • Insulated walls and ceiling to Houston’s energy code
  • Garage door opening framed in with a wall and window to match the house
  • Cooling and heating: extended ductwork or a ductless mini-split
  • Electrical, lighting and smoke and CO alarms by licensed trades
  • Optional bathroom, closet and kitchenette

Garage conversions projects we build

Garage to bedroom

A legal bedroom needs an emergency escape window or door, a closet if you want it counted on a listing, heating and cooling, and smoke alarms tied into the house.

Home office or gym

The simplest conversion. We add outlets where the desk or equipment goes, sound insulation in the walls and a rubber or LVP floor that handles weight.

In-law suite

A bedroom, full bath and kitchenette with its own entrance gives a parent or adult child privacy. Plumbing to the sewer line is the biggest cost driver.

Detached garage and garage apartment

Detached garages convert into guest houses or studios. They need their own utilities and must still meet setbacks and fire separation from the main house.

Can you convert your garage?

  • Deed restrictions: Houston has no zoning, so neighborhood deed restrictions decide a lot. Some require a garage or covered parking. We read yours before design.
  • Parking: the city and many HOAs expect off-street parking. If the conversion removes it, the driveway or a new carport may need to make up for it.
  • Floodplain: garage slabs often sit lower than the house. In a mapped floodplain, a garage below the required flood elevation usually can’t become living space unless the floor is raised.
  • Ceiling height: habitable rooms need at least 7 feet of ceiling height after the floor is raised, which most Houston garages have.

Garage conversion or addition?

A conversion reuses a foundation, roof and walls you already paid for, so it usually costs well under half of a new room addition of the same size. The trade-off is parking and storage. If you need both the garage and the room, a room addition or a second story may be the better answer, and we can price both.

Permits

Converting a garage to living space changes the use of the space, so it needs a City of Houston building permit plus electrical, plumbing and mechanical permits for the trades involved. In a mapped floodplain the city also reviews the floor elevation. We prepare the drawings, check parking and deed restrictions, pull the permits and schedule every inspection.

Questions about garage conversions

How much does a garage conversion cost in Houston?

Most garage conversions we price run $25,000–$45,000 for a finished room. Adding a full bathroom brings it to about $45,000–$85,000, and a full in-law suite with a kitchenette can reach $80,000–$160,000.

Do I need a permit to convert my garage in Houston?

Yes. Turning a garage into living space needs a building permit, and the electrical, plumbing and HVAC work need trade permits. Unpermitted conversions can cause problems with insurance and when you sell.

Will a garage conversion hurt my home’s value?

It depends on the neighborhood. Where buyers expect a two-car garage, losing it can matter; where space is tight, an extra bedroom often adds more value. We can talk through what sells in your area.

Can I convert my garage if I’m in a floodplain?

Sometimes. If the garage slab sits below the flood elevation the city requires for living space, the floor usually has to be raised first. We check your lot’s flood zone and elevation before design.

Do I need a new AC unit for a garage conversion?

Often not a full new system. If your current unit has capacity, we extend the ducts. If not, a ductless mini-split is efficient and lets you cool the room on its own schedule.

How long does a garage conversion take?

Most take 4–8 weeks of construction once the permit is issued. Adding a bathroom or kitchenette adds time for plumbing and inspections.
