Short answer: We remodel Montrose homes of every era. Montrose was first platted in 1911 and includes six city historic districts: Audubon Place, Avondale East, Avondale West, Courtland Place, Westmoreland and First Montrose Commons. Exterior changes in those districts need a Certificate of Appropriateness; interiors and homes outside the districts follow the normal City of Houston permit process.

Three kinds of Montrose homes, three kinds of projects

The oldest streets have bungalows and cottages with wide porches. Boulevards hold larger early-1900s homes, some long since divided into apartments. Newer infill brought three-story townhomes on narrow lots.

Bungalows usually need space and systems; big older houses need restoration done carefully; townhomes from the 2000s are now due for kitchens, baths and flooring.

What Montrose homeowners usually ask us to fix

  • Old wiring and plumbing in pre-war houses
  • Kitchens and baths in 2000s-era townhomes
  • Converting divided houses back to single-family layouts
  • Window and porch repairs that meet district guidelines

Building in Montrose’s historic districts

Six districts, one process

All six Montrose districts use the city’s Certificate of Appropriateness process through the Houston Archaeological and Historical Commission.

Contributing vs. noncontributing

Demolition and relocation rules differ for contributing and noncontributing buildings; alterations and additions need review for both.

Townhome HOAs

Many townhome developments have their own associations that approve exterior changes.
