Short answer: We remodel homes in Tanglewood and neighboring Briargrove, near Uptown and the Galleria. Tanglewood opened in 1949, developed by William Giddings Farrington, with lots that are large by Houston standards: about half an acre for the biggest and a median around 16,000 square feet. Its strict deed restrictions are managed by the Tanglewood Homes Association, and permits come from the City of Houston.
Rambling ranches and the homes that replaced them
Tanglewood began with one-story “rambling ranch” houses with central air, unusual in 1949. Over the decades many were replaced by two-story English, Mediterranean and other traditional homes with tall ceilings and three-car garages.
That leaves two kinds of remodel: whole-home renovations of original ranches that owners want to keep, and updates to the larger homes built in the 1980s through 2000s, whose kitchens, baths and outdoor spaces are now dated.
What Tanglewood & Briargrove homeowners usually ask us to fix
- Whole-home renovation of original ranches
- Kitchen and bath updates in 1980s–2000s homes
- Outdoor kitchens, pool decks and covered patios on big lots
- Additions that respect deed-restricted building lines
Deed restrictions near the Galleria
Tanglewood Homes Association
Tanglewood’s deed restrictions bar businesses in the neighborhood and shape what can be built. We review the restrictions before design.
City of Houston permits
Remodels and additions follow the city’s permit process, with grading and impervious-cover review for additions.
Large-lot drainage
Adding patios, kitchens and pool decks adds hard surface; we plan drainage so water moves away from the house.
