Short answer: We remodel homes in The Woodlands. It isn’t a city, so there’s no city building permit; instead, any construction, alteration or repair of an improvement on a lot needs prior written approval from the Woodlands Township’s Residential Design Review Committee or its staff, applied for through the Township’s online portal. You mark the improvement on the lot and flag any trees proposed for removal before the site visit.

Eight villages, fifty years of homes

George Mitchell’s Woodlands opened in 1974. Its eight villages, Grogan’s Mill, Panther Creek, Cochran’s Crossing, Indian Springs, Alden Bridge, College Park, Sterling Ridge and Creekside Park, span five decades of construction, from 1970s cedar-sided homes to 2010s builds.

Older villages need full kitchens, baths and exteriors; newer ones add screened porches and outdoor kitchens under the forest canopy.

What The Woodlands homeowners usually ask us to fix

  • Screened porches and covered patios that keep out mosquitoes
  • Kitchen and bath updates in 1970s–90s homes
  • Siding and window replacement on older exteriors
  • Designs that save trees and pass review the first time

Getting Township approval

Residential Design Review Committee

Exterior construction, alteration or repair needs prior written approval from the RDRC or its staff, under the Covenants and Standards plus your neighborhood’s criteria.

Mark it and flag the trees

Before staff visit, the outline of the improvement must be marked on the lot and any trees proposed for removal flagged. Plans show distances to property lines.

Grogan’s Forest exception

Cantwell Forest, Avalon Oaks and Dulcimer Woods (Grogan’s Forest Sections 5–7) may need to apply through the City of Shenandoah instead.

Questions from The Woodlands homeowners

Do I need approval to build a patio cover in The Woodlands?

Yes. Any exterior improvement needs prior written approval from the Township’s Residential Design Review Committee or staff. We prepare and submit the application.

Does The Woodlands issue building permits?

The Woodlands Township is a special-purpose district, not a city, and approval runs through Covenant Administration. Residents voted against incorporation in 2021.

Can I remove trees for a project?

Trees proposed for removal must be flagged and reviewed as part of the application. Designs that save trees get approved faster.
