What drives the price
- Foundation. Houston’s expansive clay needs an engineered foundation tied to the existing one.
- Floodplain. In a mapped floodplain, a large addition may need to be elevated, which adds foundation cost.
- Kitchens and baths. Plumbing-heavy rooms raise the cost per square foot.
- Roof tie-in and matching. Blending brick, siding and roof lines so the addition looks original takes time.
- Second stories. Building up needs engineering and often reinforcement of the existing structure.
Before you design
Check your deed restrictions, setbacks, floodplain status and how much impervious cover the lot already has. Those rules can change the size and shape of what you can build, so they should come before the floor plan.
Common questions
Is it cheaper to build up or out in Houston?
A ground-floor addition is usually simpler per square foot, but uses yard and may face floodplain elevation rules. A second story keeps the yard and can add the most space, but needs engineering and roof removal.
How long does a home addition take?
Most take 6–10 months from design to move-in, including permit review. Construction alone is often 3–6 months.
Does an addition raise property taxes?
Yes. In Texas, the value of new improvements is added on top of the 10% homestead appraisal cap. See our guide to remodeling and property taxes.
