Houston roof costs and payback
| Roof | Job cost (Houston, 2025) | Cost recouped at resale |
|---|---|---|
| Asphalt shingles | $27,519 | 68.9% |
| Metal | $44,883 | 49.1% |
What changes the price
- Roof size, pitch and the number of valleys, hips and penetrations
- Replacing rotten decking found when the old shingles come off
- Shingle grade: impact-resistant (Class 4) shingles cost more but may lower insurance premiums; ask your insurer
- Two-story homes and steep roofs need more safety equipment and time
- Gutters, vents and skylights replaced at the same time
Permits and HOAs
The City of Houston requires a residential roofing permit for a re-roof or overlay. Roof covering work of 100 square feet or less is exempt. If the project changes the roof structure, plans are required. Inspections are part of the permit.
Texas Property Code § 202.011 generally stops HOAs from prohibiting shingles designed to resist wind and hail, improve energy efficiency or generate solar power, as long as they look similar to approved shingles in the neighborhood.
Common questions
Do I need a permit to replace my roof in Houston?
Yes, inside city limits, unless the roof covering work is 100 square feet or less. The roofing permit takes about 10 business days and includes inspections.
Are impact-resistant shingles worth it in Houston?
Often, given hail and storms. They cost more up front; many insurers offer discounts for Class 4 roofs, so ask yours for the exact amount before you choose.
How long does a roof replacement take?
Most houses take one to three days of work once materials arrive, weather permitting.
