Budget for
- A 10–20% contingency, more for homes built before 1980
- Permits, engineering and any floodplain review
- Temporary housing if you move out
- Storage for furniture
- Upgrades required once walls are open, such as electrical panels or drain lines
The 50% rule in floodplains
If your home is in a mapped floodplain and the project costs 50% or more of the building’s market value, it counts as a substantial improvement and the whole house must meet current floodplain rules, which can mean elevating it. Check this before you design.
Common questions
Is it cheaper to remodel or tear down and rebuild in Houston?
Remodeling is usually cheaper unless the foundation, framing and systems all need replacing, or floodplain rules would require elevating the house anyway. Compare both with real numbers.
How long does a whole-house remodel take?
Usually 3–6 months of construction, plus design and permits.
